Jefferson and Greg decided it was time for a change of pace and scenery, so they bought a home in North Carolina. Greg made the move with their pups first, and Jefferson was in charge of packing up and moving the rest of their belongings across the country. I was honest with Jefferson when I first met him, and let him know that the condo/townhome market wasn't as "hot" as the market for single family home market. The only comp we had for the townhome was a neighboring unit, which sold in September for $635,000.
I did a property walkthrough and consulted on various upgrades he could make to his home, including interior paint, new light fixtures, various handyman fixes, carpet cleaning, and of course, professional staging! After a few weeks of prep work and some time on the market as a "Coming Soon" listing, the townhome was ready to go LIVE on the MLS. We had a steady stream of showings over the course of two weeks, and we ended up with 9 total offers on offer day. The top offer had strong terms and clocked in at $815,000, nearly $180,000 HIGHER than the last home sold in the unit.
