The story of 821 Estudillo Avenue begins in 2018, when the home underwent major improvements that set the stage for years of thoughtful upgrades. A full termite fumigation was completed, and the garage was beautifully converted into a versatile living space with insulation, sheetrock, plumbing, a full bathroom with a shower stall, a storage closet, new windows with treatments, and a full-glass back door—all totaling $30,000. Outdoors, the garden began to flourish with a raised garden bed planted with fruits and vegetables, along with herbs like mint, rosemary, and oregano, plus the addition of a fig and Meyer lemon tree.

In 2019, the focus turned to protecting and maintaining the property. The entire house was rodent-proofed, while the crawl space and attic were professionally cleaned out. Comfort was enhanced with new attic insulation, and the garden continued to grow with the planting of a purple passionfruit vine and another blueberry bush.
