Steph came to me a couple months ago, ready to buy her first place. Having spent the last few years in the heart of SF, enjoying city life, she was ready to settle down a bit and return to her roots in the East Bay to be closer to her parents, twin sister, and brand new baby niece. Steph watched our Home Buying in the Bay Area webinar and scheduled a meeting with Paul and I for a couple of days later. We met on a Friday afternoon, and by Sunday we were touring homes. Steph made her first offer less than a week from our initial consultation.
Steph lost on that first offer, and the one after that. But, she proved to be a quick study. With each offer, she learned lessons and adjusted her approach, and on the third offer she got it. On that final offer she fully accounted for one of the toughest parts of the reality of the market right now, which is that lender appraisals are often clocking in lower than accepted offers, creating a situation where the buyer has to come up with more cash to close. Steph made her offer fully accounting for that reality, rather than offering over her head and hoping for things to not be how they are in this unique moment.
Steph’s pragmatic approach proved to be a winner and I could not be happier for her! Now she is all moved in and already working on turning her beautiful backyard space into a beer garden.
